What we walked into.

1940s adobe with two failed modified bitumen roofs and chronic ponding water on the southwest quadrant. Previous coatings had blistered. AC bills were brutal.

The approach

How we worked it.

  1. 1Removed two layers of failed modbit down to the original tongue-and-groove decking.
  2. 2Installed tapered ISO insulation to break up the ponding low spot — three crickets total.
  3. 3Re-pitched scuppers and added a secondary overflow scupper per current code.
  4. 4Mechanically fastened 60-mil white TPO with 25-year manufacturer warranty.
The result

Where it landed.

Confirmed zero standing water 48 hours after the heaviest July 2024 storm. Owner reports a 19% drop in summer cooling cost vs. 2023. Roof qualifies for PNM cool-roof rebate ($380 issued).
