These Terms govern your use of the Roof Doctor NM, LLC ("Roof Doctor NM") website, free tools, and paid inspection, report, scope-of-work, and bid-review services. By using the site or booking a service, you agree to these Terms.

Who we are

Roof Doctor NM is an independent third-party inspector and consultant. We are not a licensed general contractor, public adjuster, professional engineer, or attorney. We do not sell, install, repair, or coat roofs. We do not negotiate insurance claims on your behalf. See Scope of Services for a complete list.

Site content is informational

Calculators, quizzes, sample reports, city guides, and blog posts on this site are educational. They are not a substitute for an on-site inspection, an engineer's report, a legal opinion, or a written estimate from a licensed contractor. Prices and code references change; verify anything you plan to act on.

Paid services

Inspections & reports are delivered per the written scope you agreed to at booking. The report reflects conditions visible on the day of inspection; hidden defects or conditions that develop after the inspection are outside its scope.
Scope-of-work documents describe what a competent contractor should include in a bid for your roof. They are not a contract with any specific contractor.
Bid reviews compare a submitted contractor bid against our scope. We flag missing items and unusual terms; we do not endorse or guarantee the bidding contractor.
Bidder matching introduces you to contractors in our vetted network. Any contract you sign is between you and the contractor.

Fees, refunds, rescheduling

Prices are listed on our Pricing page and on the booking confirmation. Refund and rescheduling terms are in our Refund Policy.

Report use & ownership

The report is licensed to the paying customer for personal, real estate, insurance, or dispute-resolution use. You may share it with contractors, buyers, sellers, agents, insurance adjusters, courts, or arbitrators. You may not resell it, remove the Roof Doctor NM branding, or represent our findings as those of a licensed engineer, contractor, or adjuster.

No warranty; limitation of liability

The site and free tools are provided "as is." Paid reports are professionally prepared but represent one inspector's opinion on the day of inspection. To the fullest extent allowed by New Mexico law, Roof Doctor NM's total liability for any claim arising from a report, scope, or bid review is limited to the fees you paid for that specific engagement. Roof Doctor NM is not liable for indirect, incidental, or consequential damages.

Third-party contractors

Roof Doctor NM does not warrant work performed by any contractor, including those in our bidder network. Contractor workmanship warranties and manufacturer warranties are the responsibility of the contractor and manufacturer.

Insurance claims

Roof Doctor NM documents damage; we do not negotiate with your carrier, sign Assignment of Benefits, or provide public adjusting services. See our Scope of Services and Independence Policy for details.

Governing law

These Terms are governed by the laws of the State of New Mexico. Any dispute is resolved in Bernalillo County, NM, or by binding arbitration if both parties agree in writing.

Changes

We may update these Terms. Continued use of the site after an update constitutes acceptance. The "Last updated" date above always reflects the current version.
