Every 'free inspection' in New Mexico is run by a company that will only make money if they get to replace your roof. We built Roof Doctor NM to be the opposite: paid by the homeowner, hired to tell the truth, and matched to a contracted and vetted bench of NM roofing companies who bid the scope we write — never the other way around.
Why we exist
New Mexico homeowners hand a roofing company the biggest single check they'll write on the house — often north of $18,000 — with almost no independent verification that the roof actually needed replacing, that the scope was reasonable, or that the contractor delivered what was promised. We built this practice to close that gap.
What we do
We inspect the roof, write a 20-page PDF report with photos and remaining-life estimates, produce a line-item scope of work any contractor can bid apples-to-apples, and — when you're ready — match you with 2–3 contractors from our contracted and vetted NM roofing bench. The match is based on your roof system, budget, warranty needs, and timeline. After the work is done we come back for a $149 punch-list re-inspection.
What we don't do
- Roof installation or replacement
- Repair labor
- Material sales
- Assignment-of-Benefits (AOB) contracts
- Negotiating insurance claims on your behalf (that requires a NM Public Adjuster license)
- Engineering stamps or structural certifications
- Legal advice
We are not a licensed contractor — that is intentional. Our primary revenue is the inspection and report fee paid by the homeowner. Because we do not sell or install roofs, our first incentive is to be right about the condition.

Roof Doctor NM is an independent third party. We do not sell, install, or repair roofs — diagnosis comes first. When a matched bench contractor is hired, they may pay a flat, disclosed referral fee. The fee is fixed and disclosed to you in writing before you pick a contractor, so it cannot change what we recommend. Homeowner inspection fees remain our primary revenue. - Independent roof inspection is not a state-licensed activity in NM — that's the point. James Mullinaux has 20+ years in the field, works only for the homeowner, and does not install or repair roofs. That structure keeps the report defensible in insurance and code-compliance disputes.
- The report is the deliverable — hours of writing, photo annotation, code lookups, and Xactimate line-mapping. Free walk-arounds cover the on-site look and verbal read. Homeowners choose whether the written document is worth $149–$1,500+ for their situation.
