Why most skylight repairs fail on the second rain.
Don't caulk over failed flashing
Silicone bead over a bad flashing lasts 6–18 months, then peels off with UV. Reflash properly the first time.
Don't reuse old ice-and-water
The membrane underneath tears when flashing is pulled. Any reflash must include a fresh 36" wrap on all 4 sides.
Don't ignore fogged glass
Fog between the panes is a broken seal — not a leak. R-value drops from 3.0 to 0.9. Replace the IGU, keep the curb.
