How long does the on-site inspection take?

Plan on 30–45 minutes for a free walk-around and 60–90 minutes for a paid written-report inspection — longer on tile or cut-up roofs where I'm walking every plane, checking every penetration, and taking drone + thermal imagery.

Is the free walk-around really free? What's the catch?

There's no catch and no card required. I walk the roof, give you verbal findings, and text photos after. If you decide you want it in writing for insurance, a lender, or a lawyer, you can upgrade to a Snapshot ($149) or higher on-site. If not, we're done.

Do I need to be home?

Not for the free walk-around — I can inspect and text photos as long as I can access the property. For paid reports I recommend being there for the last 15 minutes so I can walk you through findings and answer questions face to face.

What's the difference between the free visit and a paid written report?

The free visit gives you my honest opinion and photos so you can stop a bad repair or catch obvious storm damage. Paid reports (starting at $149) are the written PDF adjusters, lenders, buyers, and lawyers actually accept — with measurements, material specs, defect maps, and repair scope you can hand to any contractor.

Can you help with insurance claims or meet the adjuster?

Yes. Most claim-track homeowners choose the Standard ($299) report, which is written in adjuster-friendly language with photo evidence and code references. I can also be on-site during the adjuster meeting — book that in the notes field.

Do you work with my contractor, or do you recommend one?

Either way. I'm independent — I don't sell roofs and I don't take referral fees. If you already have a contractor, I'll review their scope of work. If you don't, I can share the network of small, medium, and larger companies I contract with so you can compare warranties and materials.

What areas of New Mexico do you cover?

Metro Albuquerque, Rio Rancho, Corrales, Placitas, Bernalillo, the East Mountains, Santa Fe, Los Alamos, Los Lunas, Belen, and out to Taos and Las Cruces on scheduled trips. If you're not sure, book anyway and I'll confirm coverage on the confirmation call.

How fast is the written report turnaround?

Snapshot and Standard reports land in your inbox within 48 hours. Comprehensive reports take up to 72 hours because of the extra measurement work. Litigation/Expert reports are quoted per matter.
