Size, roof type, and complexity — nothing else
Base rates above assume a standard NM home under 2,000 sq ft with asphalt shingles. The estimator on /reports/pricing shows exact totals for your roof.
Homes over 4,000 sq ft add a 1.6× multiplier; over 7,500 add 2.2×. Not because it's harder to inspect — it's more roof to walk and photograph.
Tile and metal add $75. Single-ply (TPO/PVC) adds $100. Foam or built-up adds $125. Different systems need different tools and expertise.
Steep pitch, cut-up roofs with 6+ planes, active solar, active leak diagnosis, or rush turnaround each add $50–$200. All disclosed before I book.
