What adds to the price

Size, roof type, and complexity — nothing else

Base rates above assume a standard NM home under 2,000 sq ft with asphalt shingles. The estimator on /reports/pricing shows exact totals for your roof.

Size

Homes over 4,000 sq ft add a 1.6× multiplier; over 7,500 add 2.2×. Not because it's harder to inspect — it's more roof to walk and photograph.

Roof type

Tile and metal add $75. Single-ply (TPO/PVC) adds $100. Foam or built-up adds $125. Different systems need different tools and expertise.

Complexity

Steep pitch, cut-up roofs with 6+ planes, active solar, active leak diagnosis, or rush turnaround each add $50–$200. All disclosed before I book.

What people ask about pricing

Why is the walk-around free?

Because a lot of NM homeowners are staring down a $30,000 decision with no neutral second opinion. Twenty minutes of my time to prevent a bad decision is worth it — and about 1 in 4 free visits leads to a paid report later.

Do you charge for travel?

Within the Albuquerque metro, Rio Rancho, Placitas, Bernalillo, Corrales, Los Lunas, Belen, and the East Mountains: no. Santa Fe, Los Alamos, Taos, and Las Cruces add a flat trip fee — quoted before booking.

What if you find nothing wrong?

You still get the report and photo pack. 'Roof is in good shape' documented in writing is worth exactly what a bad-news report is — especially for insurance renewals and resale.

Do you accept credit cards?

Yes — Visa, MC, Amex, Discover, ACH, Zelle, or check. Payment is due when the report is delivered, not up front.
