Mar – May

Spring

  • Post-winter walk-around. From the ground: look for lifted shingles, cracked tiles, displaced flashing.
  • Clear valleys and crickets. Palo verde blooms and cottonwood fluff clog valleys — wash them out before June storms.
  • Monsoon-prep gutter flush. Full flush + downspout snake. NM gets 60% of its annual rain July–Sept.
  • Inspect sealants at penetrations. UV cracks any exposed sealant. Re-caulk with polyurethane, NOT silicone.
  • Swamp cooler startup + curb reseal. Re-tar the curb, replace pads, verify overflow line drains AWAY from the roof.
Jun – Aug

Summer

  • Attic temperature check. On a 95°F day the attic should be under 130°F. Higher means ventilation is failing.
  • Post-monsoon storm walk. After every hail event, look for bruised shingles, dinged gutter apron, dented AC fins.
  • Trim overhanging branches. Keep foliage 4 ft from the roof — abrasion strips granules in one season.
Sep – Nov

Fall

  • Full gutter clean-out. Cottonwood leaves peak late October. Clogged gutters = ice-dam risk above 6,000 ft.
  • Reseal exposed nails. Every exposed roofing nail head gets a dab of NP1 or equivalent.
  • Chimney and flashing inspection. Before first freeze, check kickout, step, and counter-flashing.
  • Swamp cooler winterize. Blow out water lines, install cover, verify curb sealant is intact.
Dec – Feb

Winter

  • Attic frost check. Any frost on nails or sheathing means warm moist air is leaking up — seal the ceiling plane.
  • Ice-dam watch (elevations >6,500 ft). Taos, Angel Fire, Los Alamos, Cloudcroft: watch for ice damming on eaves after thaw-freeze cycles.
  • Snow-load spot check. After a 12" storm, check ceilings for stains. Never walk a snowy roof — call a pro.
Rule of thumb: A NM roof under 10 years old needs the 4 seasonal passes above. Past 12 years, add a mid-season storm walk after every hail event. Past 18 years, budget for replacement — repairs stop pencilling out.
