How a roofer earns a spot on my vetted list.
The 14 checks below. Names stay private on purpose — the day I publish a leaderboard is the day roofers start paying me for placement. The standard is public so you can hold every bid to it.
- Active NM CID contractor license — GB-98, GB-2, or MM-3
Verified with NM Regulation & Licensing Department each quarter. See the license realm.
- $1M+ General Liability, homeowner named on request
Current COI on file with me before any homeowner intro.
- 100% Workers' Comp coverage on every crew
Not just office staff — every roofer on the ladder.
- No open NM CID complaints in the last 24 months
Resolved complaints reviewed case-by-case.
- 5+ years in NM roofing under current ownership
New LLCs re-hiding old problems are the #1 red flag in this state.
- BBB A- or better · 4.6★+ Google (100+ reviews)
Screenshots archived at time of vetting.
- Callback rate under 5% in year one
Verified by asking for warranty logs, not marketing claims.
- Willing to give three homeowner references from prior year
I call them.
- Manufacturer-certified for the systems they install
GAF, Owens Corning, IKO, Malarkey, GACO — proof of current certification.
- 10+ year written workmanship warranty, transferable
Verbal warranties do not count.
- Crew vs. sub ratio disclosed
Sub-heavy shops must show licensing chain for every sub.
- Willing to install to my scope of work, not their template
This one weeds out roughly half of applicants.
- No door-to-door canvassing after a storm
Automatic disqualification. Every time.
- Written change-order policy the homeowner signs before extra work
Prevents mid-job surprises.
Roofers removed from my vetted list.
Anonymized by design — homeowners deserve to see the pattern without inviting a defamation suit.
Pressured homeowner to sign at inspection. Removed permanently.
Changed price after materials delivered. Removed with 24-month cooldown.
If a roofer I matched you with pulled any of the tactics on the roofer red-flags cheatsheet, email me. That is how roofers end up on this list.
