I photograph each condition with a reference object (chalk arrow, tape, or coin) so the documentation stands up to an insurance adjuster or a bidding contractor. I mark the top three risks, tell you which are urgent versus which can wait one more monsoon, and give you a straight repair-versus-replace recommendation with a dollar range attached. No sales pitch, no report unless you order one.

Specifically for shingle: UV bakes off protective granules 20–30% faster at 5,000 ft than at sea level, so a shingle rated for 30 years typically delivers 18–22 in New Mexico. That's why generic national averages don't apply here — a "20-year shingle" from a Midwest install doesn't deliver 20 years on a west-facing ABQ slope, and a foam roof recoat interval is shorter at 5,000 ft than it is at sea level.
