The challenge

What we walked into.

1990s adobe with original clay barrel tile and decaying felt underlayment. Multiple monsoon leaks at valleys and around chimney. Tile itself was structurally fine — the underlayment had failed.

  • Felt underlayment torn and brittle
  • Decking rot under cracked valley tiles
The approach

How we worked it.

  1. 1Numbered and palletized every tile by section to maintain original pattern variation.
  2. 2Tore off felt underlayment and inspected all decking; replaced 12 sheets of rot.
  3. 3Installed 40-year synthetic underlayment with self-adhered membrane at valleys, eaves, and chimney.
  4. 4Re-set salvaged tile in original pattern; ordered matched replacement only for the 7% lost to breakage.
The result

Where it landed.

Zero leaks through the 2024 monsoon. Homeowner kept the original character of the home and avoided the cost of all-new tile. Underlayment carries a 40-year warranty.
