What actually separates a $12k and a $32k shingle roof.
Most homeowners think the price gap is markup. It usually isn't. The gap is synthetic vs 15# felt, full ice-and-water vs eave-only, 24-gauge painted flashings vs bare galv, balanced ridge/soffit vs a passive turtle vent, and a manufacturer-certified installer vs a subcontracted crew. Each line is a real dollar difference at the material yard — and each line is a real failure mode ten years out.
My job is to write the scope so a builder-grade bidder either upgrades to the tier your house needs, or explains on paper why they're staying below it. Either way, you're comparing apples.
