White single-ply membrane. Reflects sun, sheds monsoon water, gives 20–30 years when spec'd and installed correctly. Our inspection focuses on seam welds, T-joint patches, and flashing terminations — where TPO actually fails.

Black rubber membrane, on commercial roofs since the 1960s. Slightly worse on cooling than TPO, but bulletproof. Our inspection targets seam tape, drain sump, and puncture patch history.

Asphalt sheets in 3-foot rolls, torched or self-adhered. Extremely repairable, very common on NM flat roofs. Our inspection targets seam laps, granule loss, and blistering.

Multiple layers of asphalt-saturated felt topped with gravel — the roof many NM buildings grew up under. Our inspection strips a small test area to core the layers and score remaining service life.

Architectural laminated shingles dominate NM pitched roofs. 25–30 year systems on paper — often less in the NM sun. Our inspection scores granule loss, sealant strip integrity, and hail bruising slope-by-slope.

The tile lasts 50+ years. The underlayment doesn't — 20–25 in NM sun. Our inspection lifts sample tiles, cores the underlayment, and scores whether you need a full lift-and-relay or just spot repairs.

Concealed-fastener metal panels — the longest-lasting roof you can put on a NM house. Our inspection scores panel oil-canning, seam engagement, and Kynar finish condition, plus every penetration flashing detail.
