What a real roofing warranty looks like (and what's marketing)

Manufacturer warranties on roofing materials are real legal documents. They're also written by the manufacturer's lawyers, full of exclusions, and worthless without proper installation. Here's how to actually evaluate one.

The three layers of every roof warranty

Every roof comes with three separate warranties. Confuse them at your own risk:

  • Material warranty: Covers manufacturing defects in the shingles/membrane themselves. Usually 25–50 years, often pro-rated after year 10.
  • Workmanship warranty: From your contractor, covers install errors. Usually 1–10 years. This is the one that actually catches leaks.
  • System / labor warranty: Only available when a certified contractor installs a full system from one manufacturer. Lifts material warranty to non-prorated and adds labor.

Red flags in warranty language

Watch for: 'transferable one time only,' 'requires registration within 30 days,' 'voided by any unauthorized work,' and 'pro-rated.' Each one quietly narrows what's covered.

Ask for the actual warranty PDF before signing — not a marketing brochure. If your contractor can't produce it, that's your answer.
