- Standard Report — $299. 15–25 pages. System-by-system assessment, attic + ventilation math, moisture spot checks, scope-of-work outline, remaining-life estimate by plane. Best for pre-purchase and insurance documentation.
- Comprehensive Report — $499. 30–50 pages. Everything in Standard plus a full written scope of work with IRC/IBC code citations, brand + model specs per material, and warranty language. Best for total-replacement projects over $15,000.
- Litigation / Expert Report — $895+. 50+ pages. Deposition-ready with chain-of-custody photo log and sworn declaration. Hourly expert testimony available. For attorneys, adjusters, and disputes.
What actually changes the price
Four variables move the number:
- Roof size. Anything over 4,000 sq ft adds 25–60% because we walk more plane, mark more penetrations, and shoot more drone passes.
- Roof system. Concrete tile and standing-seam metal add $75. TPO/PVC/EPDM add $100. Foam (SPF), built-up, and mod-bit add $125 — those systems need core samples or destructive probes to be defensible.
- Complexity. Multi-story, cut-up hip-and-valley, or heavy penetration counts (skylights, solar, HVAC curbs) add 15–30%.
- Add-ons. Infrared moisture scan on the entire deck (not just spot checks) is +$149. Drone thermal imaging is +$99. Hidden-layer core drill on pre-purchase is +$79 per core.
Free vs. paid — the real trade-off

Foam roofs are more common in Santa Fe and older ABQ neighborhoods (North Valley, Nob Hill). Tile is common on Rio Rancho and Los Ranchos custom builds. Both add $75–$125 to the base — expect a comprehensive tile report to land around $974.
