- Code references (2018 IRC, NM amendments, manufacturer wind ratings)
- A written scope-of-work any contractor can bid apples-to-apples
- Repair-vs-replace determination with cost-range estimates
What a "free" inspection is
A sales visit. The report is a quote. The findings are shaped by what the salesperson's crew can install this month. This is not a slight against roofers — it is a structural conflict of interest that cannot be engineered away.
Why New Mexico is different
Our UV, monsoon, and hail cycle ages roofs faster than the national average. Ventilation math based on 1/300 assumes vapor-barrier construction that older ABQ ranch homes don't always have — many should be running 1/150 and nobody checks.
What a defensible report contains
Date, address, weather at time of inspection, inspector license and independence disclosure, plane-by-plane photo evidence, code citations, scope you can shop, and remaining-useful-life estimate. That is the report you can hand an adjuster, a Realtor, or three roofers.
