The 25% rule
The industry field rule: if less than 25% of the roof surface shows saturation, blistering, or membrane failure, recoat. If more than 25% is compromised, replace. The math is that a recoat over a mostly sound membrane buys 7–10 years for 20–25% of replacement cost. A recoat over a failing membrane traps moisture and voids most manufacturer warranties.
How we measure the 25%
We do three things on every flat-roof condition assessment: infrared scan at dusk (wet insulation reads warmer 90 minutes after sunset), core samples in suspect zones (a 2-inch plug tells you exactly how deep the water is), and a visual inspection of every seam and penetration. The infrared scan alone will show you saturated areas your contractor can't see standing on the deck.
If the wet map covers less than 25% of the roof plane and the substrate isn't compromised, you're a recoat candidate. If it covers more, you're a replacement candidate — no matter what the surface looks like.
Three cases where recoating is a waste
Even under 25%, don't recoat if any of these are true:
- The existing membrane is more than 20 years old — coatings need a sound substrate to bond.
- You have ponding water that stays 48+ hours after a rain — coatings won't fix drainage.
- The insulation is saturated below the membrane — you're painting over rot.
What a real recoat costs in ABQ
Silicone recoats over sound TPO or SPF foam run $2.25–$3.50/sqft installed in Albuquerque as of Q1 2026. Add $0.50–$1.00/sqft if the roof needs pressure washing, primer, or reinforcement fabric on seams.
A tear-off and full replacement runs $9–$16/sqft depending on system. If your roof is a recoat candidate, you're saving 70–80% by not tearing off — and the 8-year warranty on a properly-applied silicone system is often longer than the shortcut warranties contractors write on replacement jobs.
