Five things to do to your roof before monsoon season

An hour of prep in May saves a $4,000 emergency call in August. A homeowner's pre-monsoon checklist.

May 8, 20254 minBy Roof Doctor NM crew

ABQ monsoon season runs roughly June 15 through September 30. By June 1 your roof should be ready. Here's what we tell every client.

The five-item pre-monsoon list

Most of these you can do yourself in an hour with a ladder and a garden hose.

  • Clean gutters and downspouts. Blocked drainage causes 80% of preventable leaks.
  • Clear flat-roof scuppers and check for ponding. Add a secondary overflow if you don't have one.
  • Inspect all roof penetrations — vent stacks, skylights, HVAC curbs. Re-seal anywhere caulk is cracked.
  • Check the parapet-to-roof transition for stucco cracks. Seal with high-grade urethane.
  • Trim back any tree branches within 6 feet of the roof. Wind plus branches equals torn shingles.

When to call us instead

If you can see any of the following from the ground, call before you climb: missing shingles, exposed underlayment, sagging soffit, granule piles in the gutter outlets, or daylight visible through your attic. We offer limited free inspections — call to ask. Otherwise, paid reports start at $149.

What people say after James walks their roof

Three roofers wanted $32k after the June hailstorm. Roof Doctor NM walked the roof, took 84 photos, and said the hail was cosmetic. Saved me from a fraudulent claim.

Sarah K.Albuquerque · Nob Hill

Under contract on a Corrales house. The pre-purchase report caught two hidden layers the seller's disclosure missed. Got an $18k credit at closing.

David & Elena R.Corrales

Bid review flagged that the 'lifetime warranty' voided if we used the wrong underlayment — which the contractor had specced. Renegotiated the whole scope.
