Clay / Concrete Tile	$900	$1450	40–60 yr	Heavier, requires structural check. Underlayment is usually the failure point, not the tile.
Standing Seam Metal	$1100	$1800	40–50 yr	Highest curb appeal, lowest lifetime cost per year. Custom panel runs add ~10%.
TPO (single-ply)	$550	$850	20–25 yr	Workhorse for flat roofs. 60-mil minimum on commercial; we'll spec 60 or 80.
EPDM Rubber	$500	$750	20–30 yr	Tougher in cold, more elastic. Seams are everything — we use 6" cover tape.
Modified Bitumen	$600	$900	15–25 yr	Self-adhered or torch-down. Great for residential flats. Granule layer reflects UV.
Tar & Gravel (BUR)	$700	$1100	20–30 yr	Old-school but durable. We mostly recoat existing BUR; full replacement is rare.

Why the range

Roof pitch

Steep slope = scaffolding, harnesses, slower install. +$50–150/sq.

Tear-off layers

Each existing layer adds disposal weight & labor. +$75/sq per layer.

Deck condition

Rotten sheathing replaced at cost: ~$85/sheet OSB, $120/sheet plywood.

Access

Trees, narrow side yards, multi-story all slow material staging.

Penetrations

Skylights, chimneys, vents — each needs flashing. ~$75–250 ea.

Underlayment spec

Synthetic vs. peel-and-stick vs. ice-and-water — we use peel-and-stick at all valleys & eaves in NM.
