NM Roofing Permit Lookup
Every re-roof in the Albuquerque metro, Santa Fe, Rio Rancho, and surrounding NM cities requires a permit. Verify yours was pulled before tear-off begins — or after the fact if you're worried.
Red flags to watch for
- Contractor says "you don't need a permit for a re-roof." (You do, in every NM city we serve.)
- Contractor asks YOU to pull an "owner-builder" permit. That transfers all liability to you.
- Cash discount offered to "skip the permit fee." You lose warranty rights and insurance coverage.
- Work started before you saw a permit posted or a permit number on the contract.
- Contractor can't produce their NM CID license number (GB-98, GB-2, or MM-3).
- No mid-roof (dry-in) inspection scheduled on a full tear-off.

City of Albuquerque Planning Dept — Building Safety Division
Fee: Residential re-roof: ~$60 base + sq-ft fee. Most homes land between $90 and $180.
Inspections: Mid-roof (dry-in / underlayment) and final. We schedule both — you don't.
Tear-off: Maximum 2 layers of shingles allowed before tear-off is required. Tile and metal: full tear-off on every re-roof.
rio rancho
City of Rio Rancho Development Services
Fee: Flat residential re-roof permit fee, typically $75–$150.
Inspections: Final inspection required. Mid-roof at inspector discretion.
Tear-off: Single-layer rule — full tear-off required on most re-roofs. High-wind fastening schedule required (130 mph design wind).
santa fe
City of Santa Fe Land Use Department
Fee: Typically $120–$300 residential, more for HDRB review.
Inspections: Mid-roof and final required on historic district properties.
Tear-off: Tear-off required when prior layers show wear. Earthen / mud roofs preserved per historic guidelines.

Fee: $60–$140 typical residential.
Inspections: Final required.

What a valid NM roofing permit shows
- • Permit number (assigned by the AHJ, not the contractor)
- • Property address matching your deed
- • Contractor's NM CID license number (GB-98, GB-2, or MM-3)
- • Scope: tear-off + reroof, layers, decking replacement
- • Inspection schedule (mid-roof / final)
- • Issue date and expiration (typically 180 days)
- • Posted visibly at the job site during work
- • Signed off after final inspection passes
