No mystery. A NM roof inspection with me takes about 45 minutes, follows the same checklist every time, and you walk away with photos in your inbox before I've left the driveway. Here's the whole thing, start to finish.
45 minutes, six steps
Free walk-around and paid inspections follow the same on-site process. The difference is what happens after — written report and scope-of-work docs for paid tiers, verbal findings and photos for the free version.
You'll know exactly who's showing up. If I'm running late, you get a heads-up text — not radio silence.
I introduce myself, you show me any interior stains or concerns, and we talk about the roof's history — age, prior work, past leaks. Two minutes of context saves an hour of guessing.
Ladder up (or drone if the roof is unsafe to walk). I check every plane, every penetration, every flashing detail, and the attic if it's accessible. Photos of everything — good and bad.
I come down, pull up photos on the tablet, and walk you through what I saw. Every issue gets a severity call: monitor, address soon, address now. You ask whatever you want — no clock running.
Straight answer: does this need repair, replacement, or nothing? If bids are next, I tell you what the scope should include and what red flags to watch for. If you want a written report, I confirm the tier and turnaround.
Even on a free walk-around, you get the photos I took, labeled by location. Yours to keep, share with a contractor, or attach to an insurance claim.

- • Any prior repair — quality, materials, likelihood of holding
The things people ask before booking
Preferred but not required. If you can't be there, I'll do the full inspection and call you within an hour to walk you through the findings.
For paid Standard and Comprehensive reports, yes — attic tells the ventilation story. For a free walk-around, exterior-only is fine.
Drone. I don't take stupid risks on steep, wet, or brittle roofs. Photo quality is equivalent for 95% of findings.
No. If the free walk-around answers your question, we're done. I'll tell you flat out when you don't need to spend money with me.
Yes. Verbal inspection in Spanish at no extra cost. Written reports in Spanish are a $50 add-on for translation and review.
Just tell me ahead of time. I've inspected around every situation NM homeowners have — including chickens, alpacas, and one very territorial goose.
