Where stucco meets roof — the leak nobody sees
Most ABQ leaks aren't through the roof field. They come in at parapet walls and stucco transitions.
Stucco is porous. Water gets behind it during driving rain, runs down the back side, and hits the roof-to-wall flashing. If that flashing wasn't installed with a proper kick-out and through-wall barrier, water rolls right into the wall cavity.
Symptoms: stains on the interior wall just below the ceiling, especially after wind-driven rain. Tearing into stucco to re-flash is invasive but it's the only real fix.
On re-roofs, we always inspect parapet caps and stucco interfaces. If the flashing isn't right, the new roof will leak too.
