A new roof is one of the bigger investments most homeowners make. The right answer depends on how long you plan to stay, what's actually wrong, and what the rest of the roof has left.

If you're moving in 3 years, a coating or repair often beats a full replacement. If you're staying 15+, metal or tile pays back. We'll tell you straight at the estimate.

Quick rule of thumb: if more than 25% of the field is failing, repair cost approaches replacement cost. At that point, eat the band-aid and re-roof so your warranty clock restarts.
