How to vet a roofer in 10 minutes
A short checklist that filters out 90% of storm-chasers and lowball outfits.
1. NM contractor license — verify at rld.nm.gov. A GB-2 or GB-98 with roofing scope is the minimum.
2. Workers' comp + general liability — ask for a current certificate of insurance, naming you on it for the duration of the job.
3. Local address you can drive to. Storm-chasers operate out of trucks and rental units.
4. At least 3 references in your neighborhood from the last 12 months. Call two.
5. Written warranty on both materials AND workmanship. Workmanship under 5 years is a red flag.
6. Detailed written scope that names the underlayment, fasteners, ventilation upgrades, and flashing approach — not just 'tear off and install new shingles.'
If a sales rep won't put it in writing, they don't plan to do it.
