What actually destroys roofs in New Mexico.

Every spec on our proposals traces back to one of these six factors. Ask any contractor to explain their fastening pattern in terms of ASCE 7 wind zones — most can't.

UV Index
11+ summer peak

ABQ sees one of the highest UV indices in the country — 25% more annual UV than Dallas. Asphalt loses oil, single-ply loses plasticizers, sealants chalk. We spec UV-stabilized formulations and 60-mil minimum membranes.

Altitude
5,312 ft

Thinner atmosphere = stronger UV at the same sun angle. Air pressure also affects fastener pull-out testing — manufacturer load ratings need altitude adjustment per ASCE 7.

Freeze-Thaw Cycles
~120/year

Daily 30–50°F swings. Water trapped in cracks expands 9% on freezing, prying flashings loose. Worse than Denver (~110). Sealants must remain flexible from -10°F to 160°F.

Thermal Shock
100°F daily swing

Surface temps can hit 175°F midday and drop to 75°F by 3 AM during a thunderstorm. Membrane shrinkage tears unprotected seams. We use heat-welded TPO/PVC, not adhesive-only laps.

Wind Load (ASCE 7)
115 mph, Exp C

Bernalillo County design wind speed for risk category II buildings. East Mountain edges hit 130 mph. Perimeter and corner fastening densities triple in these zones.

Monsoon Rate
1.5"/hour bursts

July-Sept storms deliver a year of rain in 10 weeks. Flat-roof drains and scuppers must be sized for 1.5"/hr per IPC 1106 + safety factor, not the 0.5" national default.

Why this matters to you

A roof rated for 'severe weather' in Ohio fails in Albuquerque.

National-spec shingles in ABQ

A standard 3-tab asphalt shingle rated for 20 years in Cleveland often degrades in 8–12 years here. UV bakes the oils out of the asphalt, granules shed, and the mat becomes brittle.

Our fix

SBS-modified, polymer-reinforced laminate shingles with reflective granules. Rated for high-UV climates by the manufacturer.

Adhesive-only TPO seams

Cheap installs use solvent-based seam adhesive. Thermal cycling pulls them apart in 5–7 years. You'll see fishmouths along the laps.

Our fix

Hot-air welded seams at 1100°F+ with a probe test on every linear foot. Manufacturer-certified weld trace.
