How to read a roofing estimate, line by line.
The cheap estimate isn't actually cheaper — it's just missing line items. Here's every term you'll see, in plain English.
100 sq ft of roof surface. A 2,400 sq ft roof = 24 squares. Pricing is usually quoted per square.
Removing the old roof down to the decking. Should always list how many layers are coming off.
The plywood or OSB under the shingles. The estimate should include a per-sheet replacement price ($60–95 in ABQ) for any rotten sheets found during tear-off.
The waterproof layer between deck and shingles. Demand the brand, weight (15-lb felt, 30-lb felt, or synthetic), and ice-and-water shield in valleys.
Metal flashing along eaves and rakes. Required by code in NM. Should be galvanized or painted aluminum, never plastic.
First course of shingles along the eaves. Manufacturer warranties REQUIRE the brand's starter strip — not a 'cut from a regular shingle' shortcut.
Hot-air exhaust at the roof peak. Critical for warranty. Estimate should specify type (shingle-over ridge vent, box vents) and linear footage or count.
Rubber boots around plumbing vents. Every roof has 3–7. Should be replaced on every reroof — not reused.
Metal at walls and chimneys. Reusing old flashing is the #1 source of post-install leaks. Spec NEW flashing.
Hauling away the tear-off. Usually $400–900. Sometimes hidden in 'misc.'
City of Albuquerque reroof permit is $75–150. Always itemize.
Any add-on after work starts (e.g. extra decking). Read the policy: is it your written approval required, or do they bill whatever?
A complete residential reroof estimate should be at least 12–15 line items. If yours fits on a napkin, every "extra" the crew finds during tear-off will become a surprise upcharge.
