Bring this list to every estimate. If a contractor stumbles on any of the 10, you've learned everything you need.
- 1What's your New Mexico contractor license number?
Why it matters: Real roofers have a GB-98 or GB-2 license. Verify it at rld.nm.gov in 60 seconds.
- 2Can I see your current general-liability and workers' comp certificates?
Why it matters: If a worker gets hurt without comp, your homeowner's policy could be hit. Get a current COI emailed before work starts.
- 3Who is physically on my roof — your W-2 crew or day-labor subs?
Why it matters: Subs vanish when there's a callback. W-2 crews stay. There's no wrong answer, but it changes warranty value.
- 4What underlayment, drip edge, and ventilation are included?
Why it matters: Most cheap estimates omit these. Demand brand, weight, and quantity on the proposal.
- 5Is the manufacturer's full system warranty included, or just the basic shingle warranty?
Why it matters: GAF Golden Pledge / Owens Corning Platinum require certified installers. If they're not certified, you can't get it.
- 6How long is your workmanship warranty, and is it transferable?
Why it matters: Industry standard is 5 years. Ours is 10. Anything under 2 is a red flag.
- 7Are permits and final inspection included in the bid?
Why it matters: Albuquerque requires a permit for any reroof. Skipping it is the contractor's choice, but it becomes your problem on resale.
- 8Who is my point of contact during the job, and what's their cell number?
Why it matters: If the answer is 'the office,' you'll be on hold for every question. You want a real foreman's number.
- 9What is your payment schedule?
Why it matters: Reputable: small deposit, balance on completion. Walk away from any 'full payment up front' or 50%+ deposits.
- 10Can I see 3 local references from jobs in the last 12 months?
Why it matters: Names, addresses, phone numbers. Not 'reviews on our website.' Actually call them.
