Line items to demand

These are almost always required by NM code or manufacturer spec, but they're the first things a lowball estimate leaves out.

Ice & water shield

Required at eaves, valleys, and penetrations per NM 2018 code amendments.

Drip edge

Required on eaves and rakes. Often omitted on older policies.

Starter strip

Manufacturer-required for warranty. Not a 'bonus.'

Ridge cap shingles

Priced separately from field shingles. Verify LF count matches your roof.

Step & counter flashing

New at every wall termination and chimney. Reuse voids warranty.

Pipe boots

Replace, don't reuse. NM UV destroys neoprene in ~10 years.

Ventilation upgrade

If existing NFA is below code, upgrade is claim-eligible.

Detach & reset

Solar, satellite, gutters, snow guards — labor line, not free.

Debris removal & dumpster

Real cost. Should appear as a separate line item.

+Should I be there when the adjuster is on the roof?
Yes — or have James there. Adjusters walk fast. A second set of eyes with a test-square count and photo log prevents 'insufficient damage' denials that could have been contested on the spot.
