Because flashings are 20-year details on 25–30 year shingle roofs — and when a roofer replaces the shingles, they usually reuse the old flashing. Step, counter, valley, and vent boots all outlive their sealant before the shingles do. I audit every flashing type and score remaining life separately from the field.

What's a kickout flashing and do I need one?

It's the small diverter at the bottom of a roof-to-wall transition that kicks water into the gutter instead of down behind the siding. Code (IRC R903.2.1) has required it since 2009, but most NM homes built before 2015 don't have one — which is why stucco rots at those exact spots. I score every kickout location.

Can flashings be repaired or do they need replacement?
