Property managers and asset managers with commercial portfolios in NM. Owners planning capex budgets or scheduled roof replacements. Commercial buyers in due diligence needing a Property Condition Assessment (PCA) roof section. Boards or HOA reserves committees needing an independent inspection separate from the roofer. Lenders and insurance carriers requiring a third-party roof condition report. Tenants with landlord-tenant disputes over roof condition.

Yes — up to 100,000 sq ft in a single visit, TPO / EPDM / PVC / BUR / modified bitumen / standing seam / R-panel. Bigger portfolios I schedule as a multi-day walk with per-building reports for capex planning.
Yes. IR scans are done at dusk on a dry day after 6+ sun-hours (moisture below the membrane cools slower than dry insulation). I mark wet zones with paint and cross-check with core cuts. Report includes the IR image overlay and per-zone repair vs replace recommendation.
I'm not competing — I'm the reason you should never budget a commercial reroof off a free inspection. Contractors are incentivized to recommend the scope they can sell. I have no reroof to sell. You get a defensible report your board, lender, or asset manager can rely on.
Tarp placement + permanent repair scope.
Signed 2/3/5-year cert for lenders & insurers.
FLIR moisture scan + core verification.
Vigas, canales, parapet caps — NM specialty.
I've watched too many neighbors sign contracts they didn't understand for roofs they didn't need. That stops with a written report they own.
