Is a tear-off included?

'Roof-over' installs void most manufacturer warranties in NM and trap 2 layers of heat.

What underlayment is spec'd?

'Synthetic' isn't enough — brand and warranty grade matter. Felt in NM heat = 3-year failure.

Should be at all valleys, penetrations, and eaves — not just eaves.

Under-vented attics kill shingles at half their rated life. Spec should list linear feet.

Fastener count per shingle

6 nails per shingle for high-wind zones (Foothills, Rio Rancho). 4 is the code minimum.

Flashing: replace or reuse?

'Reuse existing flashing' is the #1 source of post-install leaks. Should be new.

Permit + inspection line

If it's not on the quote, you're paying cash for it later — or worse, no permit at all.

Cleanup + magnetic sweep

One line, but skipped by 40% of quotes. Nails in tires are $200+ each.

Workmanship warranty terms

Anything under 5 years is thin. 10 years is standard on a legit crew.

Payment schedule

50% up front is a red flag. Materials deposit + balance on completion is normal.

Red flags we routinely catch
  • Storm-chaser price too good. If it's 30%+ under other bids, they're either skipping tear-off or plan to change-order you.
  • "Manufacturer certified" claims. Ask for the certification number. GAF Master Elite = real; "GAF preferred" often isn't.
  • No NM license on the quote. Roofing over $30k requires GB-2 or MM-1. Verify at NM RLD.
  • "Sign today for X% off." Legitimate contractors don't need pressure tactics.
Green flags on a good quote
  • Line-item scope (not "roof replacement — $18,000")
  • Named shingle brand + line + color
  • Photos of your specific roof in the bid
  • COI available on request
  • NM license number printed on the quote
  • Written workmanship warranty (5+ yrs)
