Fascia & Soffit Rot Inspection

Peeling paint on the fascia is never a paint problem. It's a drip edge miss, a gutter overflow, or a missing kickout flashing — and repainting without fixing the source is money set on fire. I trace the water back to the roof, document what's cosmetic vs structural, and give you the fix scope.

What you get

A defensible written report — not a sales pitch

Ladder inspection of every accessible fascia run + probe test for soft wood

Soffit panel and vent inspection from below and attic-side rafter-tail check

Drip edge presence and 1/4-inch fascia overhang check per IRC R905.2.8.5

Gutter and downspout capacity + overflow evidence (fascia rot #1 cause)

Kickout flashing check at every roof-to-wall termination (fascia rot #2 cause)

Written scope: source fix + fascia repair/replace + soffit repair, priced separately

Scope of work

What this covers

Ladder inspection of every accessible fascia run with probe test for soft wood. Soffit panel condition, vent presence, and NFA check from below. Attic-side inspection of rafter tails and sub-fascia framing for hidden water tracking. Drip edge audit — presence, orientation, and 1/4-inch overhang past fascia per IRC R905.2.8.5. Gutter and downspout capacity check + overflow evidence (staining, silt lines, granule buildup). Kickout flashing verification at every roof-to-wall termination — the single biggest cause of localized fascia rot on stucco NM homes. Written scope with three separated line items: source fix (drip edge / gutter / kickout), fascia repair or replacement, soffit repair — plus which order to do them in.

Right fit

Who this is for

Homeowners with peeling fascia paint, sagging gutters, or visible wood damage. Owners on stucco homes with staining or rot at a roof-to-wall termination (missing kickout). Buyers under contract wanting to price out fascia work honestly. Any homeowner whose painter has already come out twice and the peeling is back. HOA / property managers needing a portfolio-wide fascia condition survey.

FAQ

Common questions

Painter says paint it. Contractor says replace fascia. Who's right?

Usually neither. Both are treating the symptom. Peeling fascia paint or a rotted board is downstream of water — a drip edge miss, a clogged/undersized gutter, a missing kickout flashing at a roof-to-wall termination. Fix the source, then repair or replace. I trace it before you spend on either.

How do I know if it's just cosmetic or if the framing is compromised?

I probe every foot of fascia and every accessible soffit panel, and I probe the sub-fascia framing at any soft spot. If the rafter tails are compromised, that's a very different scope than 'replace 3 fascia boards.' I document what's structural vs cosmetic and give you both scopes.

Do you inspect from the ground or up on a ladder?

Ladder on every accessible fascia run, plus attic-side inspection of the rafter-tail area for any hidden water tracks. Ground-only fascia inspections miss the failures that matter — you can't see cupping or paint delamination from 15 feet away.

I've watched too many neighbors sign contracts they didn't understand for roofs they didn't need. That stops with a written report they own.
